At the end of last year, Beijing issued the "Beijing High-Quality Commodity Housing Design Guidelines (Trial Implementation)", for the first time proposing to encourage the setting up of overhead layers on the first floor of residential buildings to create indoor and outdoor integrated shared green public spaces; encouraging the setting up of open wind and rain corridors in residential communities; and encouraging the setting up of open balconies in multi-story residential buildings.

 

Jinan recently revised the "Jinan Architectural Engineering Floor Area Ratio Calculation Details," stating that the basic configuration of fourth-generation homes in Jinan is that each household has an open-style private air garden with a floor height of no less than two natural layers.

 

Fourth-generation homes represent a new direction for innovation in residential products. Their development is closely related to the high-end and green transformation of the real estate industry in the "dual carbon" era, as well as the continuous growth of improvement-type demand in the real estate market.

 

For example, the industry generally believes that intelligent construction and green building technologies are key supports for the development of fourth-generation homes.

 

Taking the construction of the Hanyun Mansion, a fourth-generation home project in Wuhan, as an example, the project used prefabricated building machines and industrialized building machines, combined with intelligent tower cranes, 3D printing robots, real measurement robots, unmanned inspection robots, and exterior wall spraying robots, greatly improving the intelligence and efficiency of construction.
